Crawl Space Water Cleanup

A crawl space is easy to ignore until the floors above start to smell, cup or feel soft. Water Damage Restore connects homeowners with independent contractors who pump out standing water, remove soaked materials and dry the space under the house.

Why crawl space water matters

Moisture under the house rises into the floor framing, subfloor and flooring above. Wet joists and sill plates stay wet for a long time in a closed, unventilated space, and damp insulation hanging under the floor holds that moisture against the wood.

Where the water comes from

Surface water running toward the foundation during heavy rain, high groundwater, a failed or missing sump in the crawl space, broken supply or drain lines under the house, and condensation from ductwork in humid climates.

Standing water and debris

Contractors pump out standing water, then remove mud and debris that would keep the ground wet. Access is tight, so describe the crawl space entrance and height on the call if you know them.

Vapor barriers and insulation

Plastic vapor barriers on the ground can trap water on top of them after a flood or a plumbing leak. Torn or water-filled barriers are often pulled out so the soil and framing can dry. Fiberglass batts between floor joists that are soaked or sagging are usually removed and bagged, because they dry slowly and hold moisture against the subfloor.

  • Pumping and extraction of standing water
  • Removal of wet or collapsed insulation
  • Removal of damaged or water-holding vapor barrier
  • Dehumidification and air movement until framing readings are normal
  • Antimicrobial treatment where contaminated water was present

Drying and what comes after

Drying a crawl space usually means a dehumidifier placed in the space, often with temporary sealing of vents so it is not fighting outside air. Moisture readings on joists and the subfloor decide when drying is done. Encapsulation, new vapor barriers, drainage and sump installation are separate improvements that some homeowners consider later; discuss them directly with any contractor, since this service is about removing the water and drying the space.

Questions

Is crawl space encapsulation part of this service?

No. This service covers removing water and drying the crawl space. Encapsulation and drainage work are separate projects to discuss directly with a contractor.

How do I know there is water in my crawl space?

Musty odors in the house, higher indoor humidity, cupping or soft spots in floors, and condensation on ductwork are common signs. A flashlight check from the access point can confirm standing water.

Should I go into a flooded crawl space?

It is safer not to. Standing water near wiring, sewage from broken drain lines and tight access are all hazards. Note what you can see from the entrance and describe it on the call.
