Appliance Leak Water Cleanup

Appliance leaks are among the most common household water losses, and many run unnoticed under cabinets or behind machines. Water Damage Restore connects homeowners with independent contractors who clean up and dry the floors, cabinets and walls around a leaking appliance.

Call to be connected with an independent restoration contractor. Water Damage Restore is a referral service and does not perform the work.

Washing machines

Burst or cracked supply hoses can release water at full household pressure until someone shuts the valve. Drain hose and pump failures release used wash water, which is treated as Category 2 because it carries detergent and soil. Laundry rooms on upper floors can send water into the ceilings below.

Dishwashers

Dishwasher leaks often come from the door seal, the supply connection or the drain line under the sink. Water spreads under the unit and into the cabinet toe kicks and flooring next to it, where it can stay hidden for weeks.

Water heaters

A tank that fails can release its full volume in a short time, often into a garage, basement or utility closet. Relief valve discharge and slow leaks at fittings cause gradual damage to surrounding floors and drywall.

Refrigerator and ice maker lines

Small plastic or copper supply lines to ice makers and water dispensers can crack or loosen when the refrigerator is moved. A slow drip behind the fridge can soak subflooring and the cabinets beside it before anyone notices.

What the cleanup covers

The contractor handles the water damage around the appliance, not the appliance or the plumbing itself.

  • Extraction of standing water
  • Moisture mapping under cabinets, flooring and nearby walls
  • Drying with air movers, dehumidifiers and cabinet or wall cavity drying where needed
  • Cleaning and antimicrobial treatment for Category 2 water

Before the call

Shut off the water valve behind the appliance or the main supply, unplug the appliance if it is safe to reach, and photograph the area. For water heaters, turn off the gas or power to the unit as well as the water supply.

Questions

Will the contractor repair the appliance or the plumbing?

No. This service covers cleanup and drying. Appliance repair and plumbing work are separate trades.

Is washing machine water dirty?

Water from a supply hose is clean water at first. Drain water from a wash cycle carries detergent and soil and is treated as Category 2. Tell the contractor which hose failed.

Can a hidden leak under a dishwasher be dried without removing the cabinets?

Often it can, using cabinet and toe-kick drying systems. The contractor decides after measuring moisture and discusses any removal with you first.
